Privacy Policy

This policy explains what we collect when you use redhouselending.com, call or text us, or apply for a loan; how we use and share it; and the choices you have. It applies to our website, our forms, our phone and text communications, and our loan-officer pages. It is available in Spanish at /es/privacy/; if the two versions differ, the English version controls.

1. What we collect

Information you give us. - Quote and contact forms: name, phone, email, city or ZIP, whether you're buying or refinancing, timeline, and, if you choose to give it, price range, down payment, credit range, military service, whether you're working with an agent, and whether this is your first home. - Loan applications: when you apply, you'll be taken to our secure loan system. An application collects the information a lender needs to make a credit decision: Social Security or taxpayer identification number, date of birth, income, employment, assets, debts, and property details. That information is covered by the financial privacy notice in section 4. - Calls, texts, and email: what you tell us, and the records of those communications. Calls to our tracking numbers may be recorded; you'll hear a notice at the start of the call. Texts you send us are stored with the conversation. - Consent records: when you check a consent box, we record the time, your IP address, the form version, the language you used, and which boxes you checked. We keep these for five years. - Agent and partner forms: if you're a real estate agent referring a client, we collect your name, brokerage, and contact information, and your client's name and phone number, on your representation that the client asked to be contacted. - Careers forms: name, contact information, NMLS ID, states, and what you tell us about your experience.

Information collected automatically. - Device and log data: IP address, browser, device type, pages viewed, referring page, and the date and time of your visit. - Cookies and similar technologies: described in our Cookie Policy. Analytics and marketing cookies load only after you consent. - Call tracking: the phone number shown on our site may be a tracking number that tells us which page or campaign led to your call.

Information from others. - Credit bureaus: with your permission, we obtain your credit report. A preapproval may use a soft inquiry that does not affect your score; a full credit report is obtained when you are under contract or apply. - Real estate agents and other referral sources, when they refer you to us. - Public records and verification services used to verify identity, employment, income, and property information. - Review platforms (Google, Facebook, Zillow), when you leave a public review.

2. How we use it

  • To respond to your request, preapprove you, process and close your loan, and service your relationship with us.
  • To communicate with you about your inquiry or loan by phone, email, text, and mail, on the channels you've authorized.
  • To send marketing about our products and services, only with the separate marketing consent described in section 5, and until you opt out.
  • To update the real estate agent who referred you on the status of your loan, when you've told us you're working with that agent.
  • To operate, secure, and improve the website, including analytics with your consent.
  • To verify identity, prevent fraud, and meet our legal, regulatory, and licensing obligations.
  • To maintain the records we're required to keep as a licensed mortgage company.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

3. How we share it

  • Lenders and investors. RedHouse arranges loans through third-party lenders. To obtain a loan for you, we share your application with the lender or lenders who may fund it.
  • Service providers who work on our behalf under contracts that restrict their use of your information: our loan origination system, our customer relationship management system, automation and email/text delivery services, credit bureaus, appraisal management, title and settlement, fraud and identity verification, document signing, cloud hosting, analytics, and call tracking.
  • Your real estate agent, for loan status updates, when you've told us you're working with that agent.
  • Affiliates and successors. We may share information within our company family and with a successor if RedHouse is sold or merged. [COUNSEL: confirm affiliate language given ownership structure.]
  • Legal. When required by law, regulators, or a valid legal process, or to protect the rights and safety of RedHouse, our customers, and others.

4. Financial privacy notice (Gramm-Leach-Bliley Act)

Federal law gives consumers the right to limit some but not all sharing by financial institutions. This section is our summary; the full notice is provided when you apply and annually as required. [COUNSEL: replace with the model form (12 CFR Part 1016, Appendix) populated for RedHouse.]

How does RedHouse protect my personal information? We use security measures that comply with federal law, including the FTC Safeguards Rule: encrypted systems, access limited to employees and service providers who need it, and written information-security policies.

How does RedHouse collect my personal information? When you apply for a loan, give us your income or employment information, provide account information, or show us your identification, and from credit bureaus and other companies.

5. Calls, texts, and email

  • Service communications. When you submit a form, you agree that we may contact you by phone, email, and text about your inquiry and application, including status updates. Message and data rates may apply. Reply STOP to end texts, HELP for help.
  • Marketing calls and texts. We send marketing calls and texts, including with automated technology, only if you separately check the marketing consent box. That consent is not a condition of any loan. You can revoke it any time by replying STOP, by using the unsubscribe link, or by contacting us; we honor revocations within ten business days and stop immediately where our systems allow.
  • Quiet hours. We don't send marketing texts or calls before 8 a.m. or after 9 p.m. in your time zone.
  • Recording. Calls to and from our tracking numbers may be recorded and transcribed for quality, training, and compliance. You'll hear a notice at the start of the call; if you don't want to be recorded, tell us and we'll continue without recording where the law allows or call you back on an unrecorded line.
  • Email. Every marketing email includes an unsubscribe link. Service emails about your loan continue while your loan is in process.

6. Cookies and analytics

We use essential cookies to run the site, and, with your consent, analytics cookies (Google Analytics) to understand how the site is used and marketing cookies (Meta) to measure our advertising. You choose in the banner on your first visit and can change your choice any time using "Cookie settings" in the footer. We honor the Global Privacy Control browser signal as an opt-out. 7. Your choices and rights

You can: - Opt out of marketing calls, texts, and email at any time (section 5). - Change your cookie choices at any time (section 6). - Ask us what personal information we hold about you, ask us to correct it, or ask us to delete it, subject to the records we're required to keep as a licensed lender. - Ask us not to share your information with our affiliates for marketing. State privacy rights. Residents of Montana, Colorado, Texas, and other states with consumer privacy laws may have rights to access, correct, delete, and obtain a copy of their personal data, to opt out of targeted advertising and the sale of personal data, and to appeal a decision. Much of the information a mortgage company collects is governed instead by the Gramm-Leach-Bliley Act, and those state laws exempt it; we honor requests where the state law applies and, as a courtesy, respond to reasonable requests where it doesn't. To make a request, email privacy@redhouselending.com or call (866) 722-4282. We'll verify your identity, respond within 45 days, and tell you how to appeal if we decline. We don't discriminate against you for exercising these rights. 8. Security and retention

We protect your information with administrative, technical, and physical safeguards and require the same of our service providers. No system is perfectly secure; if a breach affects you, we'll notify you as the law requires. We keep loan records for the periods required by federal and state law, consent records for five years, advertising and marketing records for at least 24 months, and other information only as long as we need it for the purposes above.

9. Children

Our services are for adults. We don't knowingly collect information from anyone under 18.

10. Do Not Track and Global Privacy Control

We treat a Global Privacy Control signal from your browser as an opt-out from analytics and marketing cookies and from any sale or sharing of personal data. We don't currently respond to Do Not Track signals, which have no agreed meaning.

11. Changes

We'll post changes here with a new effective date, and, for significant changes affecting information we've already collected, we'll tell you directly where we can.
