USDA rural loan
A government-backed loan for homes in eligible rural and suburban areas, with no down payment required for qualifying borrowers.

Who it's for
Moderate-income buyers purchasing outside larger cities. Much of Montana, southern Colorado, and western North Carolina is eligible.
How it works
- USDA guarantees the loan; the property must be in an eligible area and the household must be under the area income limit.
- There is a guarantee fee at closing and a small annual fee paid monthly instead of traditional mortgage insurance.

- Household income documentation for everyone living in the home
- Standard credit and asset documents
- A property address so we can check eligibility
