Who it's for

Buyers with steady income who need help with the cash to close. Income and purchase-price limits apply and vary by county.

How it works

  1. Each state's housing finance agency offers a first mortgage (often called a bond loan) paired with a second loan or grant for the down payment.
  2. The assistance is usually a low- or zero-interest second loan, sometimes forgiven over time, sometimes repaid when you sell or refinance.
  3. You apply through an approved lender like RedHouse; the agency doesn't take applications directly.

What you'll need

  • Income at or below the program limit for your household size and county
  • A homebuyer education certificate (online, a few hours)
  • The same income and credit documents as any purchase loan

Common questions

Is this only for first-time buyers?

Many programs are, but some are open to repeat buyers, veterans, or buyers in targeted areas. Check your state's page.

Do I have to pay it back?

It depends on the program. Some are forgiven after a number of years; some are repaid when you sell or refinance; a few are grants. The terms are disclosed in writing before you commit.
