VA loan

A benefit earned through military service: flexible guidelines, no monthly mortgage insurance, and often no down payment requirement.

Who it's for

Veterans, active-duty service members, National Guard and Reserve members, and some surviving spouses.

How it works

  1. The Department of Veterans Affairs guarantees part of the loan, so lenders can offer terms other programs can't.
  2. There is no monthly mortgage insurance. A one-time VA funding fee applies unless you're exempt (for example, some veterans with a service-connected disability).
  3. The home must be your primary residence and meet VA minimum property requirements.

Yes. Entitlement can be restored after a VA loan is paid off, and in some cases you can have two VA loans at once.

Is there a VA loan limit?

Veterans with full entitlement have no VA-imposed loan limit; lenders still qualify you on income and credit.
